HOME BUYING GUIDE: HOME BUYING PROGRAM

Choose a Home. Please visit our New Homes section to discover the various subdivisions currently under construction by McCullough-Ames Development, Inc. Check with the Seller’s Agent to make sure the McCullough-Ames’ home you want is still available. Once you know the home is available, you may schedule a private tour with the Seller’s Agent or visit the home during the scheduled open house events.

Meet the Agent. Once you visit your dream home and are considering purchasing the home, schedule a meeting with the Seller’s Agent to discuss any questions or concerns you may have. Providing the Agent with your loan Pre-Approval Letter shows the Agent and Seller you are a qualified and serious buyer. The Seller’s Agent will be able to get you feedback from the Seller (i.e. regarding included amenities, available buyer choices, close of escrow date and more). This can take anywhere from one to seven days. Be patient, as new home construction is different from buying an already finished product. 

Shop for a Loan. Save money by doing your homework. Talk to several lenders and compare costs and interest rates. For all McCullough-Ames’ homes, buyers are required to show loan pre-approval and ability to purchase prior to signing contracts. Please contact the Seller’s preferred lender listed in the Getting Financed section or visit http://www.wfhm.com/wfhm/susan-stewart and fill out your application online. Be ready to supply the Seller’s Agent your Lender Pre-Approval Letter prior to submitting your offer.

Submit Your Offer and Sign Contracts. Once you have met with the Seller’s Agent, your questions and concerns have been met and you have your Lender Pre-Approval Letter, it is time to secure pricing and submit your offer to the Seller. If pricing is fixed, the Agent can move straight to signing your contracts. Once the Seller signs the contracts and receives your initial deposit, the Agent can open escrow. Over the next 30+/- days, you will shop for homeowners insurance, complete your home walk-through and buyer inspection, sign escrow documents, sign lender documents, review all builder and seller disclosures and finally, close escrow on your brand new McCullough-Ames home. It’s that easy. For more information, please contact the Seller’s Agent by visiting the Contact An Agent link.
